The Role of the Appraiser

An appraisal of real estate is the valuation of the rights of ownership. It is the duty of the professional appraiser to determine these values by gathering, analyzing, and applying information significant to the assignment or project. The appraiser does not create value; rather, the appraiser interprets the real estate market conditions to arrive at a value estimate. As the appraiser compiles data pertinent to a report, consideration must be given to the site and improvements, as well as the economic influences of the property. An appraiser may spend only a short time inspecting the property, however, this is only the beginning. Considerable research and collection of general and specific data must be accomplished before the appraiser can arrive at a final opinion of value.

As President of Syn-Mar Associates, Stephen Rethmeier guides an extensive team of highly-skilled, motivated, and inspired professionals bringing quality valuation services to the marketplace. Stephen founded Syn-Mar Associates in 1995, and has nearly 30 years of appraisal experience, with over 20 years focused on the analysis and valuation of commercial real estate. Steve is an Associate Member of the Appraisal Institute and has taught Appraisal Review and Compliance seminars for Robert Morris Associates (RMA), as well as numerous financial institutions.

In addition, Stephen is accredited by the U.S. Green Building Counsel (USGBC) as a LEED AP with specialty in Building Design and Construction (BD+C). The LEED Professional Credentials were developed to encourage green building professionals to advance their knowledge and expertise. A LEED Professional Credential provides employers, policymakers, and other stakeholders with assurances of an individual’s current level of competence and is the mark of the most qualified, educated, and influential green building professionals in the marketplace. The LEED AP credential signifies an advanced depth of knowledge in green building practices.

Stephen is also a founding partner of BlackStar Energy Solutions, a consultation and construction company committed to the promotion and advancement of green building and sustainable construction practices. His role with BlackStar exposes him to a variety of leading technologies intended to reduce the operating and maintenance costs of owning and managing real property. His experience as a valuation professional gives him a unique perspective to evaluating the economic and/or social benefits of these technologies. In turn, this allows Stephen and Syn-Mar to have unsurpassed knowledge and competency in the area of green building valuation practices.

Jeffrey Eggleston is the Vice President and Appraisal Manager of Syn-Mar Associates with over 20 years of professional experience in the valuation and consulting services segment of the commercial real estate industry. Jeff leads a valuation and advisory team, providing exceptional quality appraisal work and timely customer service.  His scope of oversight includes new business development, client relations, and appraisal report production. Mr. Eggleston has extensive experience in the preparation and review of real estate appraisals, feasibility studies, rent analyses and market studies of commercial and residential properties. Clients include financial institutions, developers, attorneys, as well as individual and corporate property owners. His completed assignments encompass full and fractional interest appraisals of a wide variety of property types including office buildings, medical offices, shopping centers, industrial, multi-family, affordable housing, hotels, gas stations, golf courses, restaurants, land, and other special purpose properties.

Deborah White is the Review Manager/Office Manager of Syn-Mar Associates and has been extensively involved in all aspects of the appraisal industry since 1991. Deborah's extensive experience with all properties types and appraisal complexities serves her well in her position as Review Manager. Mrs. White provides oversight on all Syn-Mar appraisals, including job production, USPAP review and compliance procedures, and overall quality control of the end product.
