The Role of the Appraiser

An appraisal of real estate is the valuation of the rights of ownership. It is the duty of the professional appraiser to determine these values by gathering, analyzing, and applying information significant to the assignment or project. The appraiser does not create value; rather, the appraiser interprets the real estate market conditions to arrive at a value estimate. As the appraiser compiles data pertinent to a report, consideration must be given to the site and improvements, as well as the economic influences of the property. An appraiser may spend only a short time inspecting the property, however, this is only the beginning. Considerable research and collection of general and specific data must be accomplished before the appraiser can arrive at a final opinion of value.

As President of Syn-Mar Associates, Steve Rethmeier oversees an extensive team of highly-skilled, motivated, and inspired professionals bringing quality valuation services to the marketplace. Steve founded Syn-Mar Associates in 1995 and has nearly 30 years of professional experience, with over 20 years focused on the analysis and valuation of commercial real estate. Since 1988, he has been engaged in the preparation of real estate appraisals, rent and market studies of a wide variety of property types including Industrial, office, retail, multi-family, residential subdivision, mixed-use, land, self-storage, automobile dealerships, mobile home parks, net leased investments, hospitality, and various special purpose properties. Steve is an Associate Member of the Appraisal Institute and has taught Appraisal Review and Compliance seminars for Robert Morris Associates (RMA), as well as numerous financial institutions.

Jeffrey Eggleston, SCREA

Jeffrey Eggleston

Jeffrey Eggleston is the Managing Director of Syn-Mar Associates with over 20 years of professional experience in the valuation and consulting services segment of the commercial real estate industry. Jeff leads a valuation and advisory team, providing exceptional quality appraisal work and timely customer service.  His scope of oversight includes new business development, client relations, and appraisal report production. Mr. Eggleston has extensive experience in the preparation and review of real estate appraisals, feasibility studies, rent analyses and market studies of commercial and residential properties. Clients include financial institutions, developers, attorneys, as well as individual and corporate property owners. His completed assignments encompass full and fractional interest appraisals of a wide variety of property types including office buildings, medical offices, shopping centers, industrial, multi-family, affordable housing, hotels, gas stations, golf courses, restaurants, land, and other special purpose properties.

Deborah White

Deborah White

Deborah White has been in the real estate appraisal industry since 1991 and with Syn-Mar since its inception in 1995. She received her BS degree in Finance with a concentration in Real Estate from the California State University, Long Beach in 1990. Deborah is the Managing Director responsible for overseeing all Syn-Mar job production, including USPAP review and compliance procedures.
